Notes

This entity collects information about a provider’s Gross Internal Area (GIA). The definition of GIA in the EMR is based on the definitions contained in the 'Code of Measuring Practice: A guide for Property Professionals' (Sixth Edition), published by the Royal Institution of Chartered Surveyors (RICS).

GIA is the total area of buildings owned, occupied or maintained by the HE provider measured to the internal face of the perimeter walls at each floor level (i.e. the footprint of the building excluding the width of the outside walls). It includes areas occupied by internal walls and partitions. Further information on GIA can be found here or in the RICS Code of Measuring Practice.

For the EMR, please note that the following are included:

  • areas occupied by internal walls (both structural walls and temporary walls) and partitions,
  • GIA of student residential buildings,
  • GIA of housing for staff (including wardens' accommodation in residences),
  • accommodation on NHS sites which is maintained or paid for.

Excludes:

  • derelict space. This is space that is currently unoccupied and incapable of occupation and no reinstatement is planned within the next year. Space that is currently not occupied due to refurbishment or other activities should not be classed as derelict space. Similarly, space that has been classed as Condition D in Building condition assessment condition should not also be classed as derelict space. It is either Condition D or it is derelict,
  • accommodation on NHS sites which is neither maintained nor paid for,
  • perimeter wall thickness and external projections,
  • any structure attached to the outside of the external wall of a building e.g. external open-sided balconies, covered ways, fire escapes and canopies,
  • investment properties used to derive an income (i.e. any property from which income is derived from a commercial or private tenant).
  • commercial space that can be separately identified as a discrete area together with all associated costs, for example energy, waste, and emissions. Further information on commercial space can be found here.
